Who's Who in Real Estate?  Don't get burned!
 
Know who you are talking to!
 
Many unsuspecting buyers get burned because they are not aware of a certain “agency” client relationship that exists between sellers of homes and the real estate agent/broker that is marketing their home.

When you see a real estate company’s “For Sale” sign out front of someone’s home, you may be inclined to call the name and phone number of the seller’s real estate agent that is listed on that sign. Or you may see a good looking home in the newspaper or homes magazine prompting you to call the seller’s agent.

    
Wait a Minute!
 
What you may not be aware of is, this is the SELLER’S AGENT, not yours! This agent and the real estate company they work for, have a written contract (called a listing agreement) with the seller of that home pledging their allegiance and loyalty to that seller, not to any interested buyers that may come along. They agree to try to get a certain price and terms from a buyer in order to fulfill their commitment to the seller of that house.

In fact, the State of Michigan several years ago acknowledged that buyers had no representation while pursuing a new home. The State of Michigan, along with many other states created a special relationship between buyers and licensed real estate agents, called “Buyers Agency”.

This allows you to work with a licensed real estate agent of your choice, like one
of our Real Estate Specialists, as a BUYER’S AGENT. This enables us to:
  • Search for homes that meet the buyer’s needs
     
  • Act solely on behalf of the buyer.
     
  • Promote the best interests of the buyer, not the seller!
     
  • fully disclose to the buyer all the facts that might affect or influence the buyer’s decision to tender an offer to purchase.
     
  • keep confidential the buyer’s motivations for buying.
     
  • present all offers on behalf of the buyer
     
  • disclose to the buyer all information about the willingness of the seller to complete the sale or to accept a lower price.
     

The seller’s agent is doing just the opposite for the seller!
